We do run credit reports and other ways of background checks.
We approve or not approve applications for housing within a
48-hour grace period of receiving your application and all the
monies to move in or at least the rent amount. If you pay a
partial payment (rent amount), then the deposit of the same
amount will be due within 48 hours. Also, if you have pets are
going to have a dog or cat or any other pet; we will need to
know about it. There is a $300 PET FEE that is NON REFUNDABLE.
Please read carefully the information provided to you on the
next few pages. This information will include written out
directions to all rentals we have available at this time
starting on page 2.

DIRECTIONS to all rentals:
All directions are from our office of Cook Real Estate &
Rentals at 209 West Monroe Street in Thomasville Georgia.
It is up to you to ride by and make your own judgments of where
or where not you will live. Unfortunately, the way things are
today, we cannot steer you or recommend any locations. You have
to figure out on your own what you want to pay for rent and
where you want to live. This is why we like to get this RENTAL
list in your hands with written directions so you can ride
around.

209 Tucwal Street—3
bedrooms--
Remodeling adding a 3rd bedroom and a ½ bath on the
backside of the house. Due to the economic times, we have
stopped work until we have a commitment from you by paying at
least the rent amount of $800.
It will take approximately 6 to 4 weeks to complete once we
receive at least the rent amount. We are adding a bedroom and a
½ bath to this one. It could be ready in a couple of months or
less. What is your time frame? Maybe we can push it up for
your time frame. If we get at least the rent amount, we can put
full focus and get it ready as quickly as possible. The house
will have to be inspected by the city of Thomasville building
department before it can be occupied as we are remodeling the
house completely. If you want to know what all we are doing, we
will be glad to answer that question. We just replaced all of
the windows with brand new vinyl windows (insulated windows with
low E standards). We will paint the outside of the house. This
will be an affordable rental in a nice neighborhood. Just a
thought. If you are looking to move within a month to 45 days,
go ahead and turn in a written notice required by law (44-7-7 of
the Georgia statutes) with your landlord and see if they will be
a little flexible with you moving. You never know if this is

around and turn left at the traffic right here by the office.
This will be Madison Street. Go one block and turn right onto
Clay Street. Go to the 3rd traffic light, which is
Glenwood Drive. Turn left onto Glenwood Drive. Go out Glenwood
Drive until you see Tucwal Street on your right. This is
approximately ¼ of a mile from the intersection of Glenwood
Drive and East Clay Street. Turn right onto Tucwal Street. Two
blocks on your left is a green house, which is 209 Tucwal.
I lived on Tucwal Street myself for 20 years. It was my home.

down one block to North Stevens Street and turn left. Go five
stop signs and this will be Fletcher Street. Turn right on
Fletcher Street. Go through the traffic light and through the
four way stop at Fletcher and College Streets. On down the
street about a ¼ of a mile will be Dowdell Street. Turn right.
House will be on your right.

---go down Monroe Street west to Pine Street. Turn right. Go
to the next street, which is West Clay Street. Turn left onto
West Clay Street going past the Clay Street YMCA. Go to the

Turn right onto Martin Luther King Boulevard. Go approximately
one mile to the big curve to your left. Take a left onto Wall
Street (which is in the curve). The house will be down on your
left. We will not rush this house until we get a commitment from
someone.

Street—Turn
around and turn left at traffic light of Madison and Monroe
Streets right behind you. Turn left like you are going to
Cairo. Go one block to Clay Street and turn left. Go out West
Clay Street to Martin Luther King Boulevard. Turn left at the
traffic light of Martin Luther and West Clay Street. Go over
the bridge and through the next traffic light. Go about three
or four blocks and you will see Gribben Street (just past the
housing authority) on your left. Turn left onto Gribben
Street. The house will be on the corner of Law and Gribben on
your right (2 to 3 houses of Martin Luther King Boulevard).
From my understanding this house will need to be totally
remodeled. So, if you think you may want to live there, put up
at the least the rent amount for a commitment that this is where
you would like to live. We will not rush this house until we
get a commitment from someone.

Broad Street (Short Broad). The next stop sign is Vine Street.
Turn left. You will pass a paved road now on the left (Which is

RENTALS TEMPORALIY OFF THE RENTAL MARKET:
As
all rentals are rented on a
first come first serve basis
with at least the rental amount paid in full and an application
at the same time, we take certain rental properties off the
rental market trying our best to get the one that has paid at
least the rent amount into this rental. Once we receive at
least the rental amount, we will process your application.
Now, houses that are temporally off the market means we have
received at least the rental amount, meaning someone has spoken
for this house. We are trying our best to get these folks into
the house. Our job is to get families in houses regardless of
their past credit history. But, sometimes this equation just
will not work and we will have the application come back not
approved. So, when you see in the target date to move in
TEMPORALLY OFF RENTAL MARKET, give it a couple of days and check
back with us. There is still a possibility this one will be
available or back on the rental market, depending the outcome of
the current application we have. We can always have a back up
rental contract meaning that if the first application were not
approved, you would be next in line to get the house or
apartment. You can come to the office, give us the rental
amount, and wait for the outcome of the first application. We
will sign a legal document, as a back up contract with the
understanding when or if we accept the first application and you
do not see another one that would work for you, we would refund
you rental amount paid.

Our normal business hours are Monday through Friday 8:30
AM till 5 PM.
On Tuesday’s, we close at NOON.
However, I have to be
IN and OUT
and sometimes
OUT more than in
the office. So, there will be times during these hours when you
will come to office and see the door locked. This is why we
advise people to call and make sure I will be in the office
whenever you are planning to come to the office. We have to
coordinate this by phone either calling the office phone

LOOKING AT RENTALS:
It is very hard for us to be sitting in the office when you are
coming by to see particular rentals.
There will be many times you will come to the office and we will
be out for one reason or another. If we are not in the office
when you come by and you have a cell phone, try our cell phone
while you are standing at the front door at 229-403-7300. We
may just be a block or so away. So, wait a minute and call us.
We will get you in to look on the inside of the house or
apartment you would like to rent and hopefully get you in the
house very soon. You may have a leave a voice message once or
twice before we get back to you.

To see on the inside of any of these,
you will need to try and call the office @ 229-226-3889 and

MEETING FUTURE TENANTS:
We meet all persons at the office of 209 West Monroe Street

security reasons and other purposes,
unless there are other arrangements made for you to meet the
tenants that occupy the house or apartment. We make
arrangements with you personally to go and look at the houses or
places by yourself. We make a copy of a photo ID, you will sign
a key release form, and you will have
30 minutes to go and look
and bring the key back to our office.

Our office of Cook Real Estate is centrally in DOWNTOWN
THOMASVILLE, located one block from the downtown post
office, one block from the library, and one block from the
Thomas County Courthouse. Actually, they are building the new
judicial building or courthouse in our BACKYARD. Address is 209
West Monroe Street. Our office is right off of Business Highway
84 or Madison Street. We are right across the street from
Singletary Tire Service, Tom Horne Supply, and Horne Candy
Company. So, it should not be hard to find us.

Home Application:
You must complete a home application to rent a house from us.
It takes 48 hours to approve or not approve your application.
You cannot move in the same day you put money up to Rent.
We have a 48-hour minimum waiting period for processing.

Complete an application (you can download an application from
our web site at
www.cookrealest.com or we can always fax, mail, or email a
home application to your work or home). You can fax your
completed home application to us at 229-226-3978 or just drop it
off in an envelope with the full amount to move in. Please do
not drop cash through the side of the front door where
specified. If we get your application and no monies with it, we
will do nothing with your application until we receive at least
the RENT AMOUNT (keeping in mind within 48 hours we will
need to DAMAGE FUND DEPOSIT when your application is approved to
move in) stating you will lease the house or apartment you are
interested in for at least
one year.
This is guaranteeing you will live there and pay rent when due
for one year.

We will process your application.
In the processing, we run credit reports and other information
that will help us get to know you better. Do not let running
credit reports or checking information stop you from completing
an application or applying for a house or apartment to rent from
us. Background checks are part of the business world today.

Our job is to put people in houses.
We will try our best to put you in the house or apartment of
your choice.
Unfortunately, we must realize that applications do come back
“not approved”
for one reason or another.

When can we get started:
We can get the ball rolling faster with at least the rent amount
paid in full.
Once you have picked the RENTAL you want to rent and we get that
commitment from you (paying at least the rent amount to our
office) that you will lease a particular house (whether we are
remodeling or not) for the ONE YEAR LEASE, we can move forward
and sometimes get the house ready during the 48 hours of
approving or not.

RENTAL RATES OR PRICES LISTED WHEN YOU RECEIVE THIS RENTAL LIST:
Prices could increase back to the original price at anytime and
without warning.
Prices are not good forever or for any length of time, unless we
have a commitment from you to lease a particular house for one
year.
If you do commit by paying at least the rent on the most
current list of rentals (keeping in mind the remainder of the
deposit will be due within 48 hours when application is approved
for you to rent from us) and completing the home application,
then you will lock in the lower or special reduced price for one
year.
After the one-year lease expires, prices could increase. If we
do not rent the house you are interested and the prices have
been lowered to make that happen, then prices could increase
back to the regular price. We run sale prices or
SPECIAL REDUCED PRICES
(Lower rents than normal) periodically like any other business
to produce interest and getting houses full. Don’t wait because
prices will never be any lower than what they are right now.
And people are moving around now. So, what may available to
rent today may not be here tomorrow, as we have been busy
renting houses.

MORE RENTALS:
Check with us periodically, as this list does change sometimes
daily, twice a week, or monthly.
We just never know when we will be adding a new one. And the
new one may be the one you have been looking for in your price
range.

CONCERNS:
Your concerns are important to us and normal.
There
is no way we can have every single rental on this RENTAL LIST
ready to look at or ready to move in when we list them on the
rental list.
We ask you to write down your concerns when looking at the
rental on the inside or outside for that matter, instead of
verbally stating them. This way we can hand your written
concerns to maintenance and they will make decisions of what may
be cost effective or what we can correct for you. Understand
reality, we may not be able to correct all of your concerns. In
this case, you can normally correct those things we are not able
to correct for you at your own costs. We do not take anything
off the rental amount. Please state this on our home
improvement form, with the understanding the owner will not pay
for your concerns (above the costs of what we can correct),
wants, and needs. We try our best to make the house as nice as
possible with limited funds.

TIME FRAME:
WE UNDERSTAND EVERYONES TIME FRAME FOR MOVING IS DIFFERENT FOR
ONE REASON OR ANOTHER OF WHEN THEY WANT TO MOVE IN A NEW HOUSE
OR APARTMENT WITH COOK REAL ESTATE AND RENTALS.
We are trying our best to get you in the house of your choice in
your time frame. If we
can’t or if you cannot have any PATIENCE or flexibility in this
matter, then you need to move on SOMEWHERE ELSE BECAUSE we will
not be stressed out when we are trying our best to satisfy. we
want to start the rent and get you in the house as fast as we
can, but somnetimes things happen that are totally out of our
control and we miss your time frame. With this said, we make
99% of the time frames in front of us. But, if you cannot
communicate your time frame and be just A DAY or two flexible,
then we may not be able to satisfy your request. You do
not have possession of the house until you have signed the lease
with us and you have RECEIVED the keys to start MOVING in. We
have had people start moving cars and such over to the property
and they do not have POSSESSION yet. We have refunded quickly
any monies when someone does this or
demands us to get
it ready ASAP.
you make the final decision when you sign the lease.
Cook Real Estate & Rentals tries it’s best to provide as much
information about a particular rental. Really, you make the
final decision looking at the house of whether you would like to
live there, no matter what the house may or may not have.
People move in after the fact and realize the house only has one
bathroom or the house does not have central heat and air or the
house has gas and you did not want gas in the house…. it could
go on and on…

PETS:
Do you have pets or are you planning on getting a PET (Dog or
Cat…anything
else should be approved by management).
PET FEE REQUIRED of $300 NON REFUNDABLE—Pets have become a big
issue with owners and the only way you can have pets is to pay a
$300 pet fee. Pets are limited to two pets. 2 dogs or 2 cats
or a dog and a cat. If there ARE more than two pets total that
is a part of your family, they will need to be discussed with
the management of Cook Real Estate and Rentals. There could be
more cost depending on how many. We do check up on this. There
is a pet or no pet
form we complete when you sign the lease. If pets are found and
you told us or signed a no pet’s clause in the lease agreement,
you will be legally removed from the property you have rented.
NEIGHBORHOODS:
This is the most popular question of all. Someone always SAYS,
“I am looking for a reasonable priced rental in a nice
neighborhood.”
All NEIGHBORHOODS are good to us.
Again, we list all
properties no matter the location. It is up to you to ride
around and see what areas will work or not work for you. If
you are not from Thomasville, we ask you to go to the chamber of
commerce and purchase a city map. We cannot DESCRIBE
neighborhoods. Again, this is a personal choice.
Getting our list of rentals:
By calling 229-226-3889 and PRESSING 1 when the answering
service answers the phone, you can get our list of rentals over
the telephone.
What may be available for rent when you receive this rental list
or get it off of the telephone may not be available when you
come to the office and want to look at it. The rental business
is a fast pace business a lot of times. So, if you like a
particular rental, I would suggest do not take too long getting
us at least the rent amount with the understanding you will have
to have the other amount (deposit) paid within 48 hours or 2
days. If you have pets, you have to include the $300 pet fee in
these monies you have to pay within 48 hours of the application
being processed.

TERM OF LEASES:
Most of our leases are for one YEAR (sometimes, depending on the
OWNER DECISIONS, we can do a six month lease).
Therefore, we normally do not have many short-term leases.
Normally, if you are looking for a short-term lease (2 or 3
month’s) and want something furnished, we suggest the bed and
breakfast type housing. There are really no seasonal rentals
available we are aware of that are furnished with all
furniture. However, again, for the first time, we do have a
fully furnished townhouse FOR LEASE. The owner may be willing
to do a short-term lease on a furnished townhouse.

Just open the top of the white box and take one of the lists
with the information inside of how to rent a house through Cook
